There are estimated to be 10,000 permanent residents in caravan and residential parks in Victoria.

Under the Residential Tenancies Act 1996 caravan park residents are defined as;

  • A resident who has signed a lease with a caravan park owner, or;
  • A resident who has occupied a caravan or site for at least 60 consecutive days and who defines the site or caravan as their main or only residence.

Residents will either own their dwelling and lease/rent the site it stands on, or rent both the dwelling and the site.  

Caravan Parks are covered by the Residential Tenancies Act 1997.
